Role Overview:
This is a full-time on-site role for an Accountant in a real estate property development company located in Victoria Island. The accountant will play a crucial role in ensuring accurate financial records and efficient financial management for the real estate firm. Your responsibilities will encompass various financial tasks related to property management, tenant accounts, and overall financial reporting.
Responsibilities:
Financial Record Keeping:
- Prepare and maintain financial records, including ledgers, journals, and financial statements.
- Monitor and reconcile accounts receivable and payable, ensuring timely rent and service charge collection.
- Monitor cash flows to always ensure adequate liquidity levels to meet financial obligations of the company.
- Ensure accuracy and compliance with accounting standards.
Tenant Accounts Management:
- Handle tenant accounts, including rent and service charge collection, invoicing, and tracking payments.
- Address tenant inquiries related to billing, lease agreements, and account balances.
- Manage security deposits and refunds.
Rent & Service Charge Management:
- Maintain an up-to-date rent and service charge schedule, including tenant details, lease terms, and rental rates.
- Track lease expirations, renewals, and rent adjustments.
- Calculate and process rent increases as per lease agreements.
Expense Tracking and Reporting:
- Record property-related expenses, such as maintenance costs, utilities, and property taxes.
- Prepare regular expense reports for management review.
- Assist in budgeting and forecasting for property-related expenses.
Financial Reporting:
- Generate monthly, quarterly, and annual financial reports.
- Prepare income statements, balance sheets, and cash flow statements.
- Provide financial insights to support decision-making.
Bank Reconciliation:
- Reconcile bank statements with accounting records.
- Investigate and resolve discrepancies promptly.
Compliance and Auditing:
- Ensure compliance with tax regulations, accounting principles, and industry standards.
- Assist with internal and external audits.
Collaboration:
· Work closely with property managers, leasing teams, and other departments.
· Provide financial data for property performance evaluations.
Qualifications:
- Education: Bachelor's degree in Accounting, Finance, or a related field.
- Experience: 5 years of core accounting experience, preferably in real estate or property management.
- Certification: Professional certification (e.g., ACCA, ICAN) is advantageous.
Skills:
- Proficiency in accounting software (e.g., Zoho).
- Strong knowledge of accounting principles, financial reporting, and real estate industry practices.
- Strong analytical skills and attention to detail.
- Excellent communication and interpersonal abilities.
- Ability to work without supervision.
- Knowledge of real estate accounting practices.
