    Construction Site Resident Quantity Surveyor

    Job Summary

    The Construction Site Resident Quantity Surveyor is responsible for managing all aspects of the contractual and financial side of construction projects on-site. This includes preparing cost estimates, conducting feasibility studies, and managing costs throughout the project lifecycle to ensure that the project is completed within the approved budget, on time, and to the required quality standards. The role demands close collaboration with the site team, contractors, and stakeholders to ensure accurate cost management and timely delivery.

    Key Responsibilities

    Cost Estimation and Planning:

    • Prepare detailed cost estimates for various stages of the construction project.
    • Assist in feasibility studies, cost-benefit analyses, and value engineering to ensure the most cost-effective solutions.
    • Monitor and track project budgets, identifying cost overruns and proposing solutions to mitigate risks.
    • Prepare materials schedule and Labour schedule in line with project budget 

    Contract Management:

    • Review and assess construction contracts, ensuring compliance with contractual obligations.
    • Assist in preparing tender documents, bills of quantities (BOQs), and other documentation for contractor bidding.
    • Evaluate tenders and recommend the most suitable contractors based on quality, price, and deliverables.

    Cost Control and Valuation:

    • Perform continuous cost control by monitoring actual vs. projected costs throughout the construction process.
    • Evaluate and certify interim and final payments to contractors and suppliers.
    • Conduct on-site measurements and valuations of work completed for progress payments.
    • Monitor requesting and issuance of materials on site in line with planned budget and work to eliminate wastage, pilfering and funny practices. 

    Variations and Claims Management:

    • Assess and manage variations to the contract, ensuring that all changes are accurately costed and approved.
    • Evaluate and resolve any claims, disputes, or cost-related issues with contractors or suppliers.

    Site Inspections and Reporting:

    • Regularly visit the construction site to inspect work progress and verify quantities.
    • Prepare regular financial reports, cash flow forecasts, and project cost summaries for internal and external stakeholders.
    • Ensure accurate documentation and record-keeping of all financial and contractual aspects of the project.

    Risk Management:

    • Identify potential financial risks and work closely with the project team to mitigate those risks.
    • Provide insights and recommendations to improve cost efficiency and financial performance.

    Collaboration:

    • Liaise with architects, engineers, and project managers to ensure the project aligns with the design, budget, and timeline.
    • Communicate effectively with contractors and suppliers to resolve any cost-related issues and maintain positive working relationships.

    Qualifications:

    • Bachelor\'s degree in Quantity Surveying, Construction Management, Civil Engineering, or a related field.
    • Professional certification (RICS, CIOB, or equivalent) is highly desirable.
    • Proven experience (3-5 years) in quantity surveying, with specific experience in on-site construction projects.
    • Strong knowledge of construction contracts (FIDIC, NEC, etc.) and contractual procedures.
    • Proficient in quantity surveying software (e.g., CostX, CCS Candy, or similar) and MS Office Suite.
    • Excellent analytical, negotiation, and communication skills.
    • Ability to work well under pressure and meet strict deadlines.

    Key Competencies:

    • Strong attention to detail and accuracy.
    • Good problem-solving abilities and financial management skills.
    • Ability to work independently and collaboratively as part of a project team.
    • Flexibility to adapt to changing project requirements and site conditions
