    Real Estate Manager

    Job Summary

    • DreamCity Property & Investment Limited, is a Real Estate and Construction Company , is looking to hire a Real Estate Manager who will provide professional expertise in real estate management and manage the complete real estate portfolio of the firm, which entails periodic inspections follow up and preparation of reports.
    • The ideal candidate will promote sales through advertising, marketing all real estate properties and providing other incidental support in the firm.
    • The Real Estate Manager will be responsible for maximizing property performance, and effective property management strategies.
    • Your primary goal is to maintain and enhance the value of real estate assets while delivering a positive experience for tenants and stakeholders.

    Responsibilities

    • Maintain property rentals, conduct regular inspections, and prepare reports.
    • Perform comparative market analysis to estimate property value.
    • Maintain and update listing of available properties for sale, management and inspection.
    • Develop and manage property budgets, monitor expenses, and ensure rent collection and timely payment of property-related bills.
    • Coordinate and oversee property maintenance and repairs, ensuring that properties are well-maintained, safe, and comply with relevant regulations.
    • Select and manage relationships with contractors, vendors, and service providers, ensuring quality services and cost-effective solutions.
    • Prepare regular reports on property performance, occupancy rates, rental income, and other relevant metrics. Analyse data and provide recommendations for improvements.
    • Have local knowledge of the community and market conditions to answer questions about potential homes, similar properties and the surrounding neighbourhood.
    • Prepare draft, necessary paperwork to facilitate sale and lease of real estate (offer letter, leases, reports, KYC’s etc.)
    • Develop networks and cooperate with estate agents, affiliate marketers and digital marketers to drive sales.
    • Research and propose relevant trainings, and seminars at least quarterly to ensure continuous development in respect of real estate markets and best practices.
    • Reach out to customers after completing sales to evaluate satisfaction and determine updated service requirements.

    Qualifications

    • Bachelor's Degree in Estate Management, Bachelor's Degree in law or a related field.
    • Minimum of 5-6 years of real estate experience with diversified portfolios.
    • In-depth knowledge and experience with construction and building processes and facility management.

    Must have skills:

    • Excellent communication, negotiation and networking skills
    • Organizational and time management skills.
    • Technology-driven.
    • High work standards and real estate management experience is required.
    • Must be committed to a process of continual improvement.

    • Market Research: Conduct market research to identify new business opportunities, potential clients/customers, and emerging market trends. This includes analyzing industry trends, competitor analysis, and evaluating market potential.
    • Lead Generation: Actively seek and generate leads for potential clients/customers through various channels such as networking, cold calling, attending industry events, and utilizing online platforms. Maintain a pipeline of prospects and qualify leads for further engagement.

    • Contract Negotiation: Negotiate contract terms and conditions with potential clients or partners, ensuring that agreements are in line with the organization's goals and protect its interests. Work closely with management, legal and finance teams to finalize contracts.
    • Strategy Development: Contribute to the development of business development strategies and plans. This includes identifying target markets, defining sales strategies, setting revenue targets, and proposing innovative approaches to drive growth.
    • Market Expansion: Explore opportunities to expand the organization's presence in new markets or geographical areas. This may involve conducting market entry assessments, developing market penetration strategies, and establishing local partnerships.
    • Relationship Building: Network and build relationships with key stakeholders, industry influencers, and decision-makers. This includes attending conferences, industry events, and engaging in professional associations to enhance the organization's visibility and reputation.
    • Reporting and Analysis: Track and analyze business development activities, measuring key performance indicators (KPIs) such as conversion rates, revenue growth, and market share. Provide regular reports and insights to management for informed decision-making.

    Requirements

    • Education: A Bachelor's Degrees in Business, Marketing, or a related field is typically required. An MBA or relevant postgraduate qualification is beneficial.
    • 3 - 5 years relevant work experience.
    • Sales and Business Development Knowledge: In-depth knowledge of sales techniques, business development strategies, and market dynamics is crucial. Understanding of different industries and markets is beneficial.
    • Communication Skills: Strong verbal and written communication skills are essential to effectively communicate with clients, partners, and internal stakeholders. The ability to deliver persuasive presentations and negotiate effectively is important.
