    Senior Maintenance Manager

    Qualifications:

    • HND/Bachelor’s degree in Engineering, Facilities Management, or a related field.
    • A minimum of 5-7 years of experience in maintenance management, with at least 3-5 years in a senior role.
    • Extensive experience in managing large-scale facilities and maintenance operations.

    Key Responsibilities:

    • Oversee all maintenance-related activities within the assigned property or outlet, ensuring that all tasks are completed efficiently and to the highest standards.
    • Coordinate with on-site maintenance staff and management to meet and exceed the facility’s maintenance needs.
    • Supervise the activities of artisans and the maintenance team, ensuring that all work is performed to the required standards.
    • Develop and maintain relationships with vendors and external contractors.
    • Negotiate pricing, manage the approved vendor list, and ensure it is kept up to date.
    • Oversee contracts, negotiate terms, and ensure that all maintenance work is completed within agreed timelines.
    • Audit invoices for scheduled and negotiated work to ensure accuracy and cost-effectiveness.
    • Develop and manage a preventive maintenance schedule to minimize equipment downtime.
    • Ensure that repair schedules are efficient and review cost estimates to ensure they align with the budget.
    • Implement proactive maintenance programs to prevent breakdowns and extend the lifespan of equipment.
    • Respond promptly to emergency repair requests to minimize disruption to operations.
    • Supervise and provide guidance to maintenance technicians and supervisors.
    • Ensure that the team has the necessary skills, tools, and resources to perform their tasks effectively.
    • Develop and manage the maintenance department budget, ensuring cost-effective use of resources.
    • Track and control maintenance expenses, including parts, labor, and contractor services.
    • Identify and implement cost-saving initiatives without compromising quality or safety.
    • Maintain accurate records of all maintenance work, including work orders, inspections, and maintenance logs.
    • Prepare regular reports on maintenance activities, equipment performance, and budget status for senior management.
    • Ensure that all downtime on major equipment falls within company standards.

    Skills:

    • Strong leadership and team management skills.
    • Excellent problem-solving and decision-making abilities.
    • Proficiency in maintenance management software.
    • Strong project management skills with the ability to manage multiple projects simultaneously.
    • Excellent communication skills, both verbal and written.
