    Property Sales Executive

    Salary: N80,000 – N100,000

    Experience: 2 years in the real estate industry

    We are looking to hire a Property Sales Executive for a client, a real estate company located in Victoria Island, Lagos.

    Responsibilities

    • Cultivate existing client relationships and establish strong trust-based relationships with clients to grow revenues.
    • Drive activities that lead to the sale, purchase, lease, or development of a property.
    • Act as intermediary liaising between landlords or property owners and prospective clients/buyers to facilitate property deals.
    • Take responsibility for sourcing new briefs and expanding portfolio.
    • Ensure all properties have proper title documentation.
    • Work with senior management to negotiate and agree on property sales/rental value, agency fees and other terms with potential clients.
    • Market and advertise vacancies or properties up for sale/rent and ensure the right information is made available on marketing platforms.
    • Acquire leads and drive follow up on leads to close opportunities.
    • Plan to give prospective buyers a view and inspection of properties.
    • Communicate with prospects to understand their needs and collaborate with internal team to find suitable properties that best fit the individual needs of your customers.
    • Take key role in client negotiations on property sale/rental and successfully conclude lease agreements and payments to maximize profits. 
    • Support the execution of sales strategies focused on achieving overall property sale and rental targets. 
    • Cultivate relationships and liaise with external agents to drive the sale/rental of properties.
    • Work with Property Managers and contribute information required for the preparation and approval of required documentation such as purchase agreements, and lease contracts.
    • Ensure extensive property/product knowledge.
    • Prepare and present monthly progress reports to line manager.
    • With guidance from line manager, proffer recommendations/advice to owners on rental rates and maintenance estimates

    Requirements

    • BTech/ BSC in Estate Management or any related
    • Certification in Nigeria Institution of Estate Surveyors and Valuer is an added advantage.
    • 2 years’ experience as a Property Sales Executive in the real estate industry

    Surveyor

    Salary: N100,000 – N130,000

    Experience: 3-5 years in the real estate industry

    We are looking to hire a Surveyor (Valuer) with a background in law and working experience in the real estate industry for a client, a real estate company located in Victoria Island, Lagos.

    Responsibilities

    • Drive firm-wide strategies to attract new property valuation opportunities and ensure profitability.
    • Work with marketing and business development team, management, agency, property development teams to seek property valuation opportunities from individuals, government agencies (compensation valuation etc.), financial institutions, and other key markets/institutions.
    • Take responsibility for bringing in valuation briefs from both existing clients (within the firm’s value chain) and from new and prospective clients.
    • Manage relationships with existing clients to ensure the company continues to exist on the valuation list of every retainership.
    • Manage relationships with existing clients with a goal to converting them to clients within our other service lines (Property Management, Agency etc.)
    • Oversee all property valuation briefs from inspection to research to completion and submission of valuation reports and delivery of hard and soft copy reports to clients on a case-by-case basis in line with urgency.
    • Lead the acquisition and clarification of briefs with clients.
    • Lead team to research neighborhood, inspect and conduct site valuation.
    • Maintain a database of firm wide rental and sales values.
    • Lead the market analysis process, using up to 3 comparable data and a minimum of 2 or more valuation methods depending on the complexity or anticipated results.
    • Oversee the preparation of valuation reports with fee notes.
    • Ensure timely ssubmission and acknowledgment of both hard and soft copy reports and follow up with internal team and client to ensure acknowledgement of receipt from clients.
    • Lead team to mark and delineate boundaries and reference points, consult historical maps, surveys, and legal documents relating to the property or section of land being measured.
    • Analyze data using plans, maps, charts, and software such as AutoCAD and GIS programs.
    • Present data to clients and prepare reports detailing legal boundaries and other relevant information.
    • Collaborate and work with project managers, construction crews, government agencies and other stakeholders as necessary in delivering valuation brief.
    • Ensure properties meet building regulations, accessibility, fire and health and safety standards.
    • Ensuree projects are completed to schedule.
    • Advice clients on planning applications, boundary disputes, right of way
    • Deal with improvement or conservation grants
    • Prepare and present monthly progress reports to the Principal Partner

    Requirements

    Property Manager

    Salary: N90,000 – N110,000

    Experience: 2-3 years in the real estate industry or related field

    • We are looking to hire a Property Manager with a background in law and working experience in the real estate industry for a client, a real estate company located in Victoria Island, Lagos.

    Responsibilities

    • Oversee all property development projects from planning to property design to construction and handover within specified timelines/workplan.
    • Represent client and the company’s interests.
    • Coordinate feasibility studies and project budget preparations
    • Drive and coordinate with all stakeholders on property design
    • Lead the acquisition of statutory building licenses and approvals.
    • Monitor construction costs versus budget and drive cost control measures.
    • Establish a project plan and track project milestones reporting variations to planned versus actual timelines.
    • Effectively manage the construction site including the construction workers, vendors, and engineers to avoid accidents.
    • Ensure property health and safety measures are in place at construction sites and measures are adequately followed.
    • Take responsibility for quality control of all construction materials delivered.
    • Prepare and deliver milestone completion reports to clients and senior management. 
    • Submit period reports tracking project milestones, costs, and risks analysis.
    • Ensure periodic supervision/inspection by an external member(s) of the project development team to authenticate the project.
    • Prepare and present monthly progress reports to the Principal Partner
    • Act on behalf of landlords/property owners to lease/rent properties, communicate with tenants and manage properties.
    • Lead the negotiation of property management fees and conclude agreements with clients.
    • Attract tenants by marketing and advertising vacancies and obtaining referrals.
    • Meet with prospective tenants and conduct inspections; monthly, bi-annual, or as established for the particular property.
    • Review offers from tenants in line with agreements with landlords/property owners.
    • Take responsibility for tenant, guarantor, and referral profiling.
    • Ensure proper KYC on client and proper checks that protect the firm against money laundering in line with SCRUM.
    • Ensure confirmation of all necessary documents including the execution of tenancy agreement by both parties
    • Follow up on rental payments from tenants serving notices at stipulated times to ensure tenancy tenue isn’t breached.
    • Ensure proper handover of keys to tenants in accordance with established handover procedures and Standard Operating Procedures
    • Drive periodic inspection of all properties including bi-annual, pre-vacation and post vacation inspections.
    • Lead team to ensure proper maintenance and repair of all properties.
    • Ensure regular and routine correspondences with tenants meeting set timelines.
    • Oversee the maintenance of properties by liaising with facility managers and property development team, investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting renovations and vacant units.
    • Coordinate team to ensure timely and proactive communication of rent renewals,
    • Coordinate team to ensure timely and proactive communication with clients/property owners on rent reviews,
    • Coordinate team to ensure timely and proactive evictions as required, anticipate possible issues on-time, and liaise with our legal advisers to ensure eviction process is in line with laws with no gaps on our end. 
    • Provide Management with routine updates on all properties being managed by the firm.
    • Stay abreast of rental rates.
    • Establish rental rates and rental reviews through market research, market surveys and keep landlord/property owners abreast on an annual basis.
    • Conduct routine property inspections.
    • Establish new business partnerships with landlords/business partners and evaluate existing relationships periodically.

    Requirements

    • BTech/ BSC in Estate Management or any related field
    • Certification in Nigeria Institution of Estate Surveyors and Valuer is an added advantage.
    • 2-3 years’ experience as a Property Manager in the real estate industry
